According to the Greater Las Vegas Association of REALTORS® reports Southern Nevada home prices out performed the traditional winter slower seasonal trends and increased heading into the new year while home sales continued to exceed last year’s pace.
The median price of existing single-family homes sold during November through its Multiple Listing Service was $240,000. That was up slightly from last month and up 7.9 percent from one year ago.
The median price of local condominiums and town homes sold in November was $120,000. That was up 20.0 percent from one year ago.
According to GLVAR, the total number of existing local homes, condominiums and townhomes sold in November was 3,244. That was up 30.0 percent from one year ago. Compared to the same month one year ago, 31.8 percent more homes, and 31.2 percent more condos and townhomes sold in November.
Las Vegas Nevada is on pace to sell more existing homes this year than during 2015 and during 2014, but fewer than during each of the previous five years.
There is less than a three-month supply of homes available for sale, when a six-month supply is considered to be a balanced market.
By the end of November, GLVAR reported 7,252 single-family homes listed for sale without any sort of offer. That’s down 30.3 percent from one year ago. For condos and townhomes, the 1,141 properties listed without offers in November represented a 49.0 percent decrease from one year ago.
Homes have also been selling faster this year. Compared to one year ago, the number of days single-family homes stayed on the market before selling during November decreased 21.3 percent, from 61 days on the market in November 2015 to 48 days in November 2016.
The sales pace was even faster for condos and townhomes. Compared to one year ago, the number of days condos and townhomes stayed on the market before selling during November decreased 32.3 percent, from 62 days on the market in November 2015 to 42 days in November 2016.

The type of person I think would love my home the most is: Family with children with so many bedrooms, someone wanting to work from home with office space/extra bedroom, someone who has special needs with lots of room to maneuver and easy and easy access from front door to garage and large driveway.
How would you describe your home to a buyer? The home has a gracious feel to it. It is open and the view of the Las Vegas strip and city will not be compromised ever. Another room can be an office, bedroom, library, or an exercise area.
What are some features that you have really enjoyed? The features we have enjoyed the most in our home are the fantastic views forever with no obstruction of the Las Vegas city and strip. We love to watch the sunset on the strip every night. We love the wide open space in the house with a lovely flow through to rooms and back yard area for outside enjoyment.
What do you love about the neighborhood/community? Quiet, safe, limited homes on street. Very affordable HOA Fees. Well maintained community. Clean and beautiful with minimum traffic on street.
What are the things you love about your town? The reason I love Henderson is there is a wide variety of shopping, restaurants, public recreation areas, activity centers, cozy downtown area, and farmers markets.
Where do you love to eat nearby? There are many restaurants that offer a great variety of ethnic eating, all the chains are within a short ride and of course casino dining.
What grocery stores and other conveniences are nearby? A great variety of grocery stores exist within a short ride to the main Henderson busy streets.
What were you drawn to when you bought the property? When we bought the property we were drawn to the view, one floor living, corner lot, quiet streets, mature landscaping, great backyard for entertaining. Do not feel confined in any area of the home with the wide open living space.
A few other things I could mention are the foyer is huge and has a lovely European flair with circular ceiling and chandelier. Master bedroom not square but open and pleasant.
We love the 3 fireplaces, cozy eating area, plus large dining area, easy care flooring, window box in kitchen, and good storage areas.
